Stead's Place, Edinburgh

Drum Property Group is in the early stages of developing proposals for a mixed-use development at Stead’s Place, Leith Walk.

The proposals are for a mixed-use development providing affordable homes, innovative student accommodation incorporating a hotel, and community, retail and business space. The University of Edinburgh will be the operating partner for the student residences and hotel, and we will be confirming our partner for the affordable housing in the coming weeks. We are aiming to submit a Proposal of Application Notice to Edinburgh City Council mid-February 2018.

VISION

We want to provide welcoming, inspirational and distinctive space for use by local residents, students and the wider public. This project in Leith represents a major opportunity to revitalise an important part of the city, and to potentially create a mix of affordable housing, student residences, facilities for visitors to the city, and space for the benefit of the local community.

We are keen for both local organisations and current tenants along the frontage to Leith Walk to contribute as we develop our plans, and ultimately to potentially be part of any new development.  We look forward to working with local community groups as we work towards preparing a detailed planning application for the site.

We believe that developing purpose built affordable housing and student accommodation on this conveniently located site at Stead’s Place will help alleviate housing pressures in the local area and provide a boost to local businesses. Students and education provide a major boost to inward economic investment in Edinburgh every year. Drum is committed to investing in Edinburgh and we believe that developing at Stead’s Place would make a positive improvement to the local area and deliver managed student accommodation in a highly accessible and sustainable location, responding to the strategic aspirations of both the University and Council.

Drum Property Group understands the importance of consultation, and the positive impact it can deliver on new developments. We are keen to ensure exemplary engagement takes place with the local community ahead of a planning application being submitted to the Council. 

The first public exhibition outlining plans for the site was held at Out of the Blue Drill Hall, Dalmeny Street on 23rd and 24th March 2018. The second public exhibition was held on the 1st May, 4th and 5th May 2018.

DEVELOPMENT UPDATE

The latest designs reflect feedback received from our extensive consultation exercise, and our proposals now take the importance of the existing façade into consideration.

We are addressing requests to utilise the red sandstone to explore how that might work and to ensure the shop frontages retain the current individual style and size.

Our thinking is continually evolving on design as we prepare our planning application.
