Stead's Place, Edinburgh
Drum Property Group is in the early stages of developing proposals for a mixed-use development at Stead's Place, Leith Walk, and has submitted a Proposal of Application Notice to Edinburgh City Council.
The proposals are for a mixed-use development providing affordable homes, innovative postgraduate student accommodation incorporating a hotel, and community and retail space. The plans for the affordable housing will be developed in partnership with Places for People, with the University of Edinburgh operating the postgraduate student accommodation and hotel. As with the current site at Stead's Place it is proposed that the Leith Walk frontage of the new development will retain and provide space for local retail and community uses.
Drum wants to provide welcoming and distinctive space for use by local residents, students and the wider public. This project in Leith represents a major opportunity to revitalise an important part of the city, and to potentially create a mix of affordable housing, postgraduate student residences, hotel facilities for visitors to the city, and space for the benefit of retailers and the local community. The proposals will also improve the public realm and open up access for the local community to move safely between Leith Walk and Pilrig Park.
We are keen for both local organisations and current tenants along the frontage to Leith Walk to contribute as we develop our plans, and ultimately to potentially be part of any new development. We look forward to working with local community groups as we work towards preparing a detailed planning application for the site.
We believe that developing purpose built affordable housing and student accommodation on this conveniently located site at Stead's Place will help alleviate housing pressures in the local area and provide a boost to local businesses. Drum is committed to investing in Edinburgh and we believe that developing at Stead’s Place would make a positive improvement to the local area and deliver managed student accommodation in a highly accessible and sustainable location.
Drum Property Group understands the importance of consultation, and the positive impact it can deliver on new developments. We are keen to ensure exemplary engagement takes place with the local community ahead of a planning application being submitted to the Council. Information regarding the formation of a Community Liaison Group for the project will be announced shortly.
The first public exhibition outlining plans for the site was held at Out of the Blue Drill Hall, Dalmeny Street on 23rd and 24th March 2018. The next exhibition will be held on 4th May 2018 from 12-8pm and 5th May from 12-5pm.

- Our proposals are an outstanding opportunity to transform the site and secure economic, civic and financial benefits for Leith and Edinburgh.
- The development would provide a boost for inward investment in Leith that will help sustain community facilities and create additional opportunities for local business, maximising the potential for additional future investment in the area.
- Local shops and businesses will benefit from additional footfall / visitors coming to the area.
- Our plans for the innovative purpose built postgraduate student accommodation will have a positive impact on the local housing market, relieving pressure in the private rented sector and on rent levels for local residents.
