A residential-led development of 391 apartments with extensive residents' amenity
Drum purchased Evolution House, an office based on Springwell Road in the northern part of Holbeck, Leeds in the summer of 2023.
Drum’s proposals for the plot aim to redevelop the entire site and create a residential-led development to be known as Whitehall Sidings. Drum secured planning consent from Leeds City Council in April 2025 for its first major residential scheme in the city. The approval will allow Drum to re-develop the existing site of Evolution House, to create a 27-storey residential-led development featuring 391 apartments.
The new development, which will be known as Whitehall Sidings, will comprise a total of 195 one-bedroom, 159 two-bedroom and 37 three-bedroom apartments, together with ground floor commercial space including work space, family areas, a wellness suite and a bike store. The 12th floor will host a residents amenity space, lounge and private dining areas opening out onto a roof terrace, with further residents’ amenity space on the 26th floor.
Whitehall Sidings has the potential to repurpose an urban brownfield site and deliver a diverse mix of homes, complemented with extensive indoor and outdoor amenity. The new community at Whitehall Sidings will expand the emerging residential neighbourhood along Springwell Road, whilst helping provide much-needed residential accommodation within Holbeck.
